JOB SUMMARY

Serves as a back up to the Facilities Maintenance Manager as needed and assigned, oversees the daily operations of the Facilities Maintenance TeamMates as assigned by The Facilities Maintenance Manager, performs technical and general maintenance or repair tasks for building structure and mechanical, electrical, carpentry and plumbing systems.

CORE RESPONSIBILITIES

  • Servers as a back-up to the Facilities Maintenance Manager as assigned – which may include supervising and assigning jobs to Facilities Maintenance TeamMates as assigned, attending company meetings as assigned, overseeing of company projects as assigned. Plans, costs, organizes, and implements projects with very little supervision as they relate to his/her trade. The finished work is held to the standard of a craftsman or journeyman of the trade and the manner of workmanship shall be consistently presented with good customer relations.
  • Installs and/or maintains HVAC equipment and industrial chiller units as needed. Performs routine maintenance on HVAC equipment including seasonal inspection, charging, or recharging of refrigerant, checking compressor operation, etc.
  • Performs electrical tasks that involve planning, measuring, cutting, and installing wire; lifting and installing sections of conduit; pulling wire; removing used electrical fixtures or other building materials so materials can be recycled or discarded; cleaning and organizing equipment and/or work area.
  • Performs plumbing tasks that involve planning, measuring, cutting, and installing pipe; removing used plumbing or fixtures or other building materials so materials can be recycled or discarded; cleaning and organizing work area; gluing; installing sections of pipe.
  • Performs metal working tasks on a variety of metals that involve cutting, welding, soldering, and grinding by means of TIG, MIG, stick welders, cutting torches and plasma cutters. Provides for safe execution of the work by means of a spotter and curtains; provides protection to the facility and others in the area in accordance with the established welding and cutting procedures.
  • Performs light carpentry tasks that involve planning, framing structures, installing drywall and seam tape, measuring, applying trim, concrete flooring repairs.
  • Constructs or assembles equipment or structures as they relate to the building trade and as instructed by the Facilities Maintenance Manager.
  • Performs a variety of preventative maintenance tasks (MRO’s) as instructed by the IQMS/MRO forms and visual observations made at the time of inspections. Documents findings and reports critical findings to the Facilities Maintenance Manager immediately.
  • Performs snow removal activities involving snow blowing; plowing with the pick-up truck; salting and spreading anti-skid on roadways and sidewalks by hand or with the tractor; removing snow piles by utilizing a tractor or skid-steer equipment.
  • Operates machinery that aids in the implementation of the work. Such equipment includes, but is not limited to, scissor lifts, articulating booms, vertical man lifts, skid-steer equipment, hydraulic benders, confined space- related equipment, dump trailers, tractors with mowing decks or bucket loaders. All equipment will be operated in accordance to the manufacturer’s recommendations, documented training, any and all applicable law-governing agencies.
  • Uses trade-related tools such as hand and power-operated tools (pneumatic, gasoline or electric) and fixed, powered equipment.
  • Meets with representatives of other companies, vendors, government agencies and/or other departments to ensure the assigned project is implemented in the best possible manner and in accordance with any relevant laws and/or ordinances.
  • Completes the departmental paperwork accurately daily. Returns the paperwork to an appropriate location for easy retrieval by those administering the paperwork’s information.
  • Prepares work area for the application of work as to provide the safe, effective, and efficient clean-up of an assigned project by use of drop cloths, plastic sheeting, masking tapes, special coatings, etc.
  • Cleans and stores all equipment used in the application of a task in such a manner that equipment can be reused for future projects. Cleans equipment with the appropriate solvents or water-based cleaners.
  • Runs errands for materials, equipment or supplies as requested by the Facilities Manager or as required by the task assigned.
  • Responds to facility or weather-related emergencies as outlined in existing procedures and policies.
  • Trains and/or oversees the quality of work performed by new or temporary TeamMates as assigned by the Facilities Manager as instructed.
  • Wears the proper safety apparel for the above listed activities, including long pants and short sleeves while operating equipment, safety glasses, face shield, respirator, steel-toe shoes, and proper hearing protection when required. No long hair, loose clothing or jewelry may be exposed while on the job task.
  • Must meet the Efficiency and Productivity level set for the department as well as the Company’s needs to meet the customer’s request.
  • Must be available to work overtime in emergency and special situations at the request of management.
  • Supports, enforces, and complies with all Company policies and procedures.
  • Performs other related duties as assigned.

QUALIFICATIONS

  • Ability to understand written and verbal instructions.
  • Handles multiple tasks with minimal supervision.
  • Basic computer skills preferred.
  • Must possess a valid PA driver’s license and an insurable driving record.
  • Good color discrimination, manual dexterity, and eye/hand coordination
  • High school diploma or equivalent.
  • Four or more years building trades related experience preferred.

PHYSICAL REQUIREMENTS:

  • Prolonged riding/siting, walking, carrying and standing.
  • Lifting of 45 lbs.
  • Bending, crawling, crouching, climbing, stooping to reach.
  • Lifting and pulling of equipment and supplies.
